The Senior Specialist – Asset Management (CP3) reports to the Senior Manager – Asset Management & Workplace (CP3) and is responsible for strategic RE asset planning for the Bell Canada and BCE group of companies RE portfolio.
As part of the Asset Management and Workplace team, your role is to develop the planning of the Bell organization-wide Real Estate (“REâ€) needs, with a view to enhance the employee experience, while mitigating risk, optimizing financial return on assets and ensuring cost effective delivery to meet those needs. Your role will be to create and implement strategic plans with reference to site locations and business requirements. Maintain standards for the security, maintenance, aesthetic quality of company properties and employee satisfaction.
You will lead the implementation and execution of large Portfolio transformation strategies such as the transition of Bell / BCE to undedicated seating. The role will require passion, creativity, tactfulness, communication skills and ability to make things happen. You will be involved in key strategic discussions with internal and external partners.
You will also support the Asset Management team by producing management and financial reports, and by maintaining and improving Business Intelligence tools and processes to support decision-making.
Major responsibilities
Manage Bell's and BCE’s RE portfolio, owned and leased
Strategic Real Estate planning: Initiate, develop and recommend real estate portfolio optimization and workplace transformation strategies such as office space reduction, consolidation of real estate assets, leasing and disposition strategies etc. Advise Bell Canada groups on planning strategies, scenarios and economic analysis
Represent Bell RE and the organization’s values. Establish efficient communication, relationship and collaboration with internal groups to establish strategies in line with the business units needs and the company as a whole
Ensure completion of financial cost benefit analysis for project approval including cost, savings, Cash Flow, NPV and payback
Ensure cost effective delivery & compliance of approved plans
Act as Bell RE contact with all third parties, including corporate service providers (telecom planning and operational groups, environmental group) and external providers (architects, engineers and other experts) for strategic planning of land, space and buildings
Conduct continuous business intelligence by actively contributing to the reporting process and process optimization
Primary and daily functions
Conduct Portfolio optimisation studies/Strategies and develop/implement RE strategies
Analyze detailed input from other RE groups such as Finance, BGIS (3rd party RE outsourcer), other corporate service providers (telecom planning, development, finance, environment and operational groups) and external service providers
Provide strategy, direction and oversight business cases prepared by BGIS for corporate or business units’ approval
Recommend and oversee the implementation of Capital improvement projects
Prepare Business Cases for strategic Bell Canada RE projects and have them approved by Bell corporate finance with the support of Bell RE finance for Senior Capital Investment Council approval. Responsible for the implementation of the plans.
Accountable for and assist BGIS and Project Management with client strategy, scope, approvals and communications.
Assist BGIS & Bell Operations group with building lifecycle and maintenance program optimization
Ensure RE strategies are consistent with the objectives of the BUs and compliant with Bell/BCE policies. Interact with Bell’s IT, Network Planning, Provisioning, Risk Management, Legal, Environmental and Comm. serv. groups for planning and project evaluations
Interact with Bell / BCE related or associated companies on general portfolio management suggesting strategic plans, consolidation studies and cost reduction initiatives
Actively contribute to the reporting process. Create and prepare Financial reporting and Strategic presentations to Senior management, regular project updates, Budgets, business cases, evaluation of project performance versus Business Case, dashboards, other quarterly/monthly reports
Regularly and efficiently interacts/communicates with all third parties according to RE matter
Knowledge and experience
Must be bilingual (French/English)
5-8 years progressive experience in portfolio or asset planning in a Corporate or Investment environment
Degree in Finance or Real estate, or other RE related education and experience
Sound knowledge of the Canadian RE market
Knowledge of economic and business case evaluations
Experience in Project Management
Expertise of MS Office (Excel, Powerpoint)

The Senior Specialist has to support and supervise BGIS outsourced groups and any outside professionals, providing guidance and coaching to help them accomplish Bell’s RE goals.

Bilingualism is an asset (English and French); adequate knowledge of French is required for positions in Quebec.
