Cloud Operations and Innovation (CO+I) is the team behind Microsoft Cloud.  CO+I is responsible for delivering all Data Center Infrastructure capacity to support our systems to deliver on our customers required demand. The Land development team is responsible for the delivery and pre-positioning of Data Center real estate and construction needed to build out Microsoft’s cloud infrastructure.

The Real Estate Development Manager will be a key party responsible for coordination across the Acquisition of sites, Engineering and Design, construction, and other key parties to ensure an end-to-end seamless coordinated delivery for data center development to set up the project for a successful build. The purpose of this role

The Real Estate Development Manager is part of a team of real estate experts and works across the greater organization to drive an effective, fast, and efficient development process to eliminate scope gaps and identify early warnings on schedules and key deliverables.

Specifically, He or she will be responsible for the delivery and pre-positioning of Data Center real estate needed to build out Microsoft’s cloud infrastructure, and the responsibility roles will span across, site due diligence, ensuring the correct zoning to build is in place, offsite infrastructure development (mainly water and road upgrade’s), planning applications and liaison with local governing bodies (AHJ’s),  easement co-ordination, sites having pre-construction early works activities, such as site grading, retaining walls, demolition, and site levelling. The role will also involve site asset management between purchase of the Land and the GC taking ownership of the site, where most of the early works to maximize speed to market will take place. The role will entail establishing the appropriate delivery teams, AE consultants, and Pre-construction vendors. Having the commercial and practical experience to take on development challenges across numerous markets across APAC and drive effective development practices to ensure the superstructure build can commence on time, risk free.

To be successful, a background in infrastructure/development Real Estate delivery is desired, a strong all round Real estate professional individual who is dynamic by nature and diverse in background, and one who is willing to be flexible with their approach and Job description deliverables. Being able to work in a growing sector and global organization, as well as a strong desire to continually learn and innovate is on offer.  You will:

8. Be fluent in business English (additional regional languages are a plus)

10. Have experience working in the APAC region

Experience

Candidates must have:

1. Bachelor’s degree in Real Estate, Civil Engineering, Construction, or other related fields.
2. 10+ Years’ experience delivery in Real Estate, ideally Infrastructure, program management, Industrial, planning & development and preconstruction.
3. Demonstrated track record of a willingness and ability to consistently dive deep into project delivery, creative problem solving, and the ability to push past barriers to achieve full project execution.
4. Ability to engage directly with municipalities, authorities, utility districts, Architects/Engineers, land agents and Legal teams to drive appropriate resolutions to development.
5. The ability to be a team player but also work independently.
6. Strong communication skills both written and verbal
7. Strong working knowledge of Microsoft products (Outlook, Excel, PowerPoint, Word, SharePoint)

Ideally will have:

1. Direct Data Center development experience and or Industrial type real estate experience
2. Experience in the Legal side of real estate and working with outside counsel.
3. Experience working in a large organization in a business process role.
4. Experience working internationally in Real Estate Development.
5. Experience in project scheduling programs such as Microsoft Project
